Scant reports of FHA lenders reassures us that they may offer streamline refinances in several ways. Some FHA lenders offer "no cost" refinances (actually, no out-of-pocket expenses to the borrower and paid with yield spread premium by FHA broker) by charging a higher rate of interest on the new loan than if the borrower financed or paid the closing costs in cash. From this MIP premium, the direct endorsement lender pays any closing costs that are incurred on the transaction and this is helpful with FHA Streamlined refinances.

The FHA Handbook has been updated entirely. Remember that all credit policy changes including FHA Florida lending related to loans insured under Sections 203(b) and 234(c) of the National Housing Act and implemented by HUD Mortgagee Letters issued since September 1995 have been incorporated into this Handbook. For those credit policy revisions that were not previously announced by mortgagee letters for example, compliance with these instructions is voluntary immediately and becomes mandatory for all FHA loan applications signed by the borrowers on or after January 1, 2004.

Let's define deficiency judgment.

A deficiency judgment is a judgment lien against a debtor, defendant or borrower whose foreclosure sale did not produce sufficient funds to pay the mortgage in full. This option may or may not be available to the lender, depending on whether they have made a recourse or nonrecourse loan.

Now we are going to review the deficiency judgment research that is available on the internet with regards to foreclosure, judgment (incidentally some spell judgment as "judgement" but it is really spelled judgment and not judgement), and deficiency judgments as they pertain to foreclosure shortfalls.

Quite a bit of discussion today about the FNMA flips and the short sales after FNMA. This has something to do with Florida short sales but not a lot, I think. Let me explain.

You see, FNMA has the policy on short sales. They want you to complete a short sale. Especially if you have a FNMA MY Commmunity mortgage loan in default. When you sell the mortgage loan in Florida for les than the mortgage balance, you have a Florida short sale. FNMA does these types of short sales in Florida all the time.

Take a look at the requirements for FNMA FLips and short sales. Did you know that FNMA allowed a flip transaction? You can get the property through FNMA and then flip it to someone else. That's called a FNMA Flip transaction and there are rules for that.

Real estate short sales throughout Florida are being completed with an option contract for real estate short sales. This is the primary vehicle for short sale transactions today. I am interested in learning the difference between the short sale of real estate and the option contract for the Florida short sales. You may find that a foreclosure law that places the short sale in jeopardy may be something that Florida attorneys facing lis pendens should investigate. This is the equivalent to a short sale foreclosure avoidance strategy and may help in answering a summons for a Florida foreclosure.

Experiencing short sales with an option contract can formulate a loss mitigation assistance mechanism for the short sale transaction. I am hopeful that you can see that this post is regarding a Florida foreclosure and a short sale of real estate using the option contract.

Looking around at your current fha apr still? By now you should have figured out what a current fha apr is and how to calculate the apr for an fha asjustable rate mortgage. If the fha mortgage is fixed then the current fha apr is calculated by subtracting the PFC from the total loan amount and then you get an ‘amount financed’. Figure the payment schedule and calculate a yield. That is your current FHA Apr.

Once you have the current fha apr you have finished half of the battle. The rest of the battle is won by figuring out the current fha apr and taking the fixed rate protion of the loan and amortizing it over the expected term. This is the effective yield and relates to the current fha apr in a number of ways. The current FHA APR is also calculated differently by different FHA mortgage lenders.

Here is a nice place to start with current fha apr. After you have finainshed with the annual percentage rate or apr for fha, then go on to find the current rate or apr for the current apr calculation. Use you financial calculator for this equation.

Proceed to the current fha apr lender list and compare rates and be comfortable with your fha mortgage lender.

Option contracts have been used widely with short sale of real estate transaction at title companies across the USA. You may find that a title company will not be able to close a short sale with a trust and m,ust now use an option contract. Common law theories run amuck regardingb the misunderstood option contract for short sale of real estate. One person teh other day yelled "OPTION CONTRACT OF REAL ESTATE WITH A SHORT SALE!!!!" and then ran out of the title comapny.

There wer aboit 10 seconds of deafening silence and then the settlement agent for the title company closing the option contract of real estate for a short sale started laughing.

The bigger deal is the fha mortgage loan under the 580 fico level and if you understand the fha mortgage credit report and that the fico score is less than 620 then you will have an fha loan approval.

One more time, please! Your FICO score needs a kick in the rear to get over 580 and you could do that with an fha mortgage loan. Buy a house with an fha loan and a score below 620. What did your fico score do to you? It prevented you from getting and fha mortgage loan. How did it do that? Finding an fha mortgage loan after a bankruptcy is easy. The problem is finding the fha loan soon after bankruptcy and whether or not there has been any bad credit since the bankruotcy for yoru fha loan.

You can have a bankruptcy and obtain an fha loan and that is ok for fha mortagge financing. You cna have bad credit befor ethe bankruptcy and then file bankruptcy to get an fha mortgage refinance or an fha pruchase post bankruptcy.

There is also a bankruptcy buyout for fha chapter 13 mortgage loan. You can have a chapter 7 mortgage and get an fha after a bankruptcy.

The problem is when there is bad credit recent and that is after a bankruptcy and you are trying to get an dfha mortgage loan. You can get an fha mortgage in florida and then you may or may not have a prior bankruptcy to deal with.

Lenders in florida look at compensating factors for fha to deal with the prior bankruptcy issue.

They had been laid off from their jobs with Litton loan services, an organization that intervenes when the threat of foreclosure loan modifications in florida materializes, when the program lost funding last August.

Don't feed the florida realtors had me rolling in the aisles of the credit repair bus. I nearly fell out at the corner of florida short sale street and florida mortgage broker avenue. It's ok, I'm all right. Then again, on FannieMae MyCommunity street we hit a seller carry back second mortgage bump and I lost my FHA Zero down mortgage loan. It rolled right out the back of the credit repair bus! That reminded me alot of my credit report and credit score from Vantagescore or was it my bad credit repair mortgage loan? WHo knows?

Larry Linkler here and hoping everyone had a happy thanksgiving. And do we ever have things to be thankful for! Yessirre, we sure do, and not the least of which is that our credit scores are going up to higher FICO levels. Or at least they should be. Let me tell you about a recent credit repair conversation we had.

We stopped in Bamtucket and pulled the credit repair bus over to have thanksgiving dinner with some folks in taht town. Great people! I'll tell you they sure can cook too! But that's a story for another time. You see, it just so happened that I was talking with the credit restoration chef and he said can anything be done about this bankruptcy on my credit report? Well, Larry took one look at that bankruptcy and saw how the creditors were reporting innaccurate information on the credit report. The FICO score was low as a result. So the credit repair was definitely needed and helpful to get the FICO score back up to where the bankruptcy wasn't hurting so much any more. And that's what this credit repair bus is traveling all around the country to tell folks in every town.

Larry Linkler checking in and am I on a credit repair party bus extravangaza. In case you missed all the excitement, the credit repair bus is off and running! First we painted "free credit report" all over the front and back of the bus and a big message on each side that says "What's your FICO score?" Now, this was all tastefully done of course, as we used charge off paint and some bankruptcy and foreclsoure mixed in - it kind of looks like that bus from the Patridge Family. You know, one thing that is kind of strange on that show is that you never see them making a mortgage payment. You would think that making a mortgage payment or at least a rent payment on that house would be importnat for the credit report of that family. Anyway, that's how Larry Linkler's mind works.

Whooah! We just took a big turn in the credit repair bus at the corner of Vantagescore and Fair Isaac Road. We had to do a credit restoration maneuver as there was an elderly lady carrying a dozen credit cards and she was in the way and we needed to do the repairing credit turn to avoid her. OK, the satellite signal is weakening so that's all ofr today. I'll check in with you when we get to foreclosure avenue.

Until then, check you credit reports and fix bad credit and as always, avoid the effects of bankruptcy with bankruptcy credit repair.

At the moment they are outside of my office and tapping on the window. "Come on - hurry up Larry!" they are yelling. OK, let me make this post quick.

Wooowie! Larry Linkler's back again and my oh my do I have some credit repair stories to tell you folks in credit report land. OK, now I'm not quite sure how much of the credit restoration story I got through the last time but I'll try to get the FICO rolling with some more delinquencies in a bit. Woooh! Did you see that? It was a credit score zipping by with a collection agency right behind it. How many times do you see that on a credit report airplane?

R1, R2, R3, R5, and R9 are all codes that you DO NOT want showing on your Equifax, Experian, or Trans Union. Just to recap, the mortgage is after the bankruptcy and this is with or without a foreclosure or reposession. The credit card debt is not far behind. This may or may not be a problem for a credit repair company that does not like a Chapter 7 Bankruptcy.

The credit bureau is a dispute letter behind and this is the same for Equifax. If Experian has a thing or two to say about the Vantagescore then that will be the same (or different) than Trans Union. Wait 30 days and then the credt card payment will be a charge off. You DO NOT want to use a debt consolidation mortgage company if the rates are high. I repeat the FICO score is not to blame for the charged off credit card. You know fully well, that the collection agency will sell it again and again and cause big problems to your Vantagescore.

Larry Linkler checking in and as usual, I only have a few minutes to type and them wham, bam! I'm on a flight. Incidentally, they hooked up my laptop on this private plane to review credit reports and do credit repair while I am up in the sky - so no time to waste.

Allrighty, where where we? Oh yeah, that's right - I was going to tell you about this bad credit mortgage loan that we turned into a high FICO mortgage loan. The FICO score was somewhere in the low 500 range and we did a rapid rescore and raised it to over 650! These kind of credit repair stories are happening every day with Larry Linkler in his credit repair palace.

November is the month to get rid of your bad credit. Yes sir, November 2006 is the month to get rid of your bad credit and why not improve your FICO score while your at it? Larry Linkler here folks and I only have a few minutes to write to you today becuase as usual, I have a really big schedule planned for this week with credit repair and credit restoration.

Let's look at the bad credit itinerary for a moment on a credit report. The FICO score is certainly affected by the bad credit and this is also called a credit score. Many credit scores are from Equifax, Experian and Trans Union but many credit reports for that matter contain bad credit as well. let's look at bad credit mortgages too.

Take a bad credit tennis ball bouncing down the street of credit repair. Does the tennis ball make it over the proverbial FICO score net? Sometimes it does and sometimes it doesn't but as Larry Linkler always says, get that credit repair going and give that FICO score a boost!

Free Credit Repair is one way to go. Another option is Free Credit Restoration. Both of these options will improve a credit score and that is what the mortgage loan is looking for. Let's say you want to lower your bad credit interest rate or possible refinance that option arm into a better FICO score program. Either way, bad credit is not doing the credit report any good. Larry Linkler here and I just got back from traveling around the credit repair world and you won't belive the kind of FICO scores I've encountered. Golly gee, the credit restoration wiz is surely confounded by all this chaotic credit score gambit. I don't have a whole bunch of time here and then I have to get back to the credit reports, so let me just tell you this quick credit report story that happened when I was down in Texas. It goes something like this...

I was sitting in a credit repair coffee shop just reading the credit restoration news when suddenly, in walked in this FICO score individual. Interestingly enough, when the Beacon door opened, it made kind of a crashing sound that sounded something like "Charge off!"

Well, when I heard that type of credit score nomenclature, then I immediately turned around and saw that this credit score person that had walked in had a Fair Isaac colored credit repair hat on their head. Trying to be polite, I returned to reading the credit repair news and suddenly the waitress walked up to me and said "Larry, don't you want a bankruptcy mortgage with your coffee?"

"Why thank you" I said with a credit restoration smile on my face.

"Would you like some foreclosure avoidance with your bankruptcy mortgage coffee today?" she asked.

"Yes, please. And could you make it a rapid rescore" I said.
