When you sell the mortgage loan in Florida for les than the mortgage balance, you have a Florida short sale. FNMA does these types of short sales in Florida all the time.&lt;br /&gt;&lt;br /&gt;Take a look at the requirements for &lt;a href="http://myfirstblog12.blogspot.com/2008/07/short-sale-flips-with-fnma.html"&gt;FNMA FLips and short sales&lt;/a&gt;. Did you know that &lt;a href="http://short-sale-real-estate.blogspot.com/2008/07/examining-fnma-flips-short-sales.html"&gt;FNMA allowed a flip&lt;/a&gt; transaction? You can get the property through FNMA and then flip it to someone else. And do we ever have things to be thankful for!  Yessirre, we sure do, and not the least of which is that our credit scores are going up to higher FICO levels.  Or at least they should be.  Let me tell you about a recent credit repair conversation we had.&lt;br /&gt;&lt;br /&gt;We stopped in Bamtucket and pulled the credit repair bus over to have thanksgiving dinner with some folks in taht town.  Great people!  I'll tell you they sure can cook too!  But that's a story for another time.  You see, it just so happened that I was talking with the credit restoration chef and he said can anything be done about this bankruptcy on my credit report?  Well, Larry took one look at that bankruptcy and saw how the creditors were reporting innaccurate information on the &lt;a href="http://www.brokencredit.com"&gt;credit report&lt;/a&gt;.  The FICO score was low as a result.  So the credit repair was definitely needed and helpful to get the FICO score back up to where the bankruptcy wasn't hurting so much any more.  And that's what this credit repair bus is traveling all around the country to tell folks in every town.&lt;br /&gt;&lt;br /&gt;Beep - Beep!&lt;br /&gt;&lt;br /&gt;Ok, folks, that's the credit repair bus honking the horn and Larry Linkler's gotta get going again. In case you missed all the excitement, the credit repair bus is off and running!  First we painted "free credit report" all over the front and back of the bus and a big message on each side that says "What's your FICO score?"  Now, this was all tastefully done of course, as we used charge off paint and some bankruptcy and foreclsoure mixed in - it kind of looks like that bus from the Patridge Family.  You know, one thing that is kind of strange on that show is that you never see them making a mortgage payment.  You would think that making a mortgage payment or at least a rent payment on that house would be importnat for the credit report of that family.  Anyway, that's how Larry Linkler's mind works.&lt;br /&gt;&lt;br /&gt;Whooah! We just took a big turn in the credit repair bus at the corner of &lt;a href="http://www.brokencredit.com/?p=125"&gt;Vantagescore&lt;/a&gt; and Fair Isaac Road.  We had to do a credit restoration maneuver as there was an elderly lady carrying a dozen credit cards and she was in the way and we needed to do the repairing credit turn to avoid her.  OK, the satellite signal is weakening so that's all ofr today. Larry Linkler's back again and my oh my do I have some credit repair stories to tell you folks in credit report land.  OK, now I'm not quite sure how much of the credit restoration story I got through the last time but I'll try to get the FICO rolling with some more delinquencies in a bit.  Woooh!  Did you see that?  It was a credit score zipping by with a collection agency right behind it.  How many times do you see that on a credit report airplane?&lt;br /&gt;&lt;br /&gt;R1, R2, R3, R5, and R9 are all codes that you DO NOT want showing on your Equifax, Experian, or Trans Union.  Just to recap, the mortgage is after the bankruptcy and this is with or without a foreclosure or reposession.  The credit card debt is not far behind.  This may or may not be a problem for a credit repair company that does not like a Chapter 7 Bankruptcy.&lt;br /&gt;&lt;br /&gt;The credit bureau is a dispute letter behind and this is the same for Equifax.  If Experian has a thing or two to say about the Vantagescore then that will be the same (or different) than Trans Union.  Wait 30 days and then the credt card payment will be a charge off.  You DO NOT want to use a debt consolidation mortgage company if the rates are high.  I repeat the FICO score is not to blame for the charged off credit card. I'm on a flight.  Incidentally, they hooked up my laptop on this private plane to review credit reports and do credit repair while I am up in the sky - so no time to waste.&lt;br /&gt;&lt;br /&gt;Allrighty, where where we?  Oh yeah, that's right - I was going to tell you about this bad credit mortgage loan that we turned into a high FICO mortgage loan.  The FICO score was somewhere in the low 500 range and we did a rapid rescore and raised it to over 650! Yes sir, November 2006 is the  month to get rid of your bad credit and why not improve your FICO score while your at it?  Larry Linkler here folks and I only have a few minutes to write to you today becuase as usual, I have a really big schedule planned for this week with credit repair and credit restoration.&lt;br /&gt;&lt;br /&gt;Let's look at the bad credit itinerary for a moment on a credit report.  The FICO score is certainly affected by the bad credit and this is also called a credit score.  Many credit scores are from Equifax, Experian and Trans Union but many credit reports for that matter contain bad credit as well.  let's look at bad credit mortgages too.&lt;br /&gt;&lt;br /&gt;Take a bad credit tennis ball bouncing down the street of credit repair.  Does the tennis ball make it over the proverbial FICO score net?  Sometimes it does and sometimes it doesn't but as Larry Linkler always says, get that credit repair going and give that FICO score a boost!&lt;br /&gt;&lt;br /&gt;&lt;a href="http://www.brokencredit.com"&gt;Free Credit Repair&lt;/a&gt; is one way to go.  Another option is Free &lt;a href="http://www.brokencredit.com"&gt;Credit Restoration&lt;/a&gt;.  Both of these options will improve a credit score and that is what the mortgage loan is looking for.  Let's say you want to lower your bad credit interest rate or possible refinance that option arm into a better FICO score program.  Either way, bad credit is not doing the credit report any good. Golly gee, the credit restoration wiz is surely confounded by all this chaotic credit score gambit.  I don't have a whole bunch of time here and then I have to get back to the credit reports, so let me just tell you this quick credit report story that happened when I was down in Texas.  It goes something like this...&lt;br /&gt;&lt;br /&gt;I was sitting in a credit repair coffee shop just reading the credit restoration news when suddenly, in walked in this FICO score individual.  Interestingly enough, when the Beacon door opened, it made kind of a crashing sound that sounded something like "Charge off!"&lt;br /&gt;&lt;br /&gt;Well, when I heard that type of credit score nomenclature, then I immediately turned around and saw that this credit score person that had walked in had a Fair Isaac colored credit repair hat on their head.  Trying to be polite, I returned to reading the credit repair news and suddenly the waitress walked up to me and said "Larry, don't you want a bankruptcy mortgage with your coffee?"&lt;br /&gt;&lt;br /&gt;"Why thank you"  I said with a credit restoration smile on my face.&lt;br /&gt;&lt;br /&gt;"Would you like some foreclosure avoidance with your bankruptcy mortgage coffee today?" she asked.&lt;br /&gt;&lt;br /&gt;"Yes, please.
